      Will of John BYARD, Ashleyhay. Farmer

      2 messuges(?)/dwelling houses/tenements and outbuildings, erected and built by son Thomas at own expense on part of John's land, situated on Wirksworth Moor and the 2 small adjoining gardens. These are now (time of writing will) in hands of Robert Kiddy and Thomas Winfield.
      These are to be given to Thomas, John's son, for ever, to hold and to heirs etc.
      Land on Wirksworth Moor which John purchased some time ago from the late Mr. Frank Walker being abt. 15 acres and dwelling houses and stables outbuildings, barn. Now in possession of John and his son in law Joseph Redfearn to hold forever in trust.

      To Sarah BYARD dear wife }
      To Joseph BYARD son } Trustees
      To Thomas Taylor, farmer of Ashleyhay }

      to sell for the best price they can get.
      Then they are to pay expenses, any debts etc.
      Then Joseph, son, to be paid �100 + �50 more in full discharge of any sum or sums of money which I may owe him for wages or otherwise.

      The rest: trustees to put it into stocks and shares etc. (changing such fromtime to time to get best interest rate), the interest from which is to be paid out to John's wife Sarah until her death.

      Then: the trustees left are to call in the shares etc. and divide the cash between sons and daughters of John: viz:

      Mary BYARD Joseph BYARD
      Hannah Peat Elizabeth Redfearn

      Other:
      Dwelling house with small garden and outbuildings in Ashleyhay called the Smithy now in possession of Hannah BYARD to go to John's daughter Mary BYARD.

      All the rest: Real and personal estate held at his death and the possession and tenant right of the farm he now rents or holds under George Strutt esquire....to wife Sarah and after her death equally among his children (as above)
